What does the 10% cover?
Everything: marketing and listing, tenant screening and placement, lease prep, execution and renewals, rent collection and owner disbursement, maintenance coordination, financial reporting, and lease enforcement. All of it included, nothing à la carte.
Are there any other fees?
No. No setup fee, no leasing fee, no renewal fee, no vacancy fee, no admin or “technology” fee. The only thing you pay beyond the 10% is the actual third-party cost of things like repairs, HOA dues, or filing costs — real costs, not a Reco fee.
How does maintenance work?
Repairs are billed to you at cost and handled by vetted in-house crews — so the work is fast, done right, and never marked up.
When do you get paid?
Our fee comes out of rent collected, not rent owed. If your tenant doesn’t pay, neither do we. The rent cycle closes on the 15th, and you’re disbursed after close together with your statement.
Is there a lock-in?
No. The management agreement is month-to-month — cancel on 30 days’ notice, with no cancellation penalty.
